We are contemplating on purchasing a home built in 1983. Original septic. Is there a service that will do a complete inspection of the septic? Very apprehensive to purchase and the septic fails within a year. Is the home inspection before purchase good enough? There was 'mushy' areas all around the septic lid.....any help will be greatly appreciated.
Unfortunately NC does not have mandatory septic inspections before the sale of a house which means you only find out after the sale what information you should have been entitled to beforehand. You can always require the seller to have the system inspected and fixed prior to an offer. Keep in mind that you could be digging up most of your yard and mature plantings which would will cost $$ to replace and make the yard look as it did before, including the time it will take to grow new grass.
Usually a costly project it the septic fails an inspection. They can inspect with video.
I had my septic tank inspected by the same company that pumps the septic tank. I'd guess most septic companies provide that service. It cost between $150-$250 for them to pull county records and come look in the tank. They recommend you pump it prior to the inspection.
I used 1st Choice Septic & Environmental Services, Inc. in Lincolnton during the diligence period. It cost $625 but in order to inspect it they have to pump it out first which is the main cost. My septic tank was from 1981 and as they explained to me, as long as it is maintained (every 3 to 5yrs) it could last 90 more.
