Ok, I'm probably playing devil's advocate here but somebody has to stick up for the Realtors. I am a NC Realtor located in a very "popular" area of western NC. Sometimes when those "GREAT" properties pop up it doesn't matter how "fast" your Realtor is, if someone else sees the property as a "great" deal and they make a higher/better offer, then the seller will obviously choose the higher/better offer. It's frustrating on both sides. If you're a good Realtor, then having your client loose out on a property they really wanted guts you as much as them (believe me, I've been there, I had two clients make an offer on the same property within 30 minutes of each other and someone else had beat us to it!) Good Realtors feel your pain, and then do their hardest to find you the next one before someone else snatches it.

Are you still in So Cal? Where at? I was stationed in San Pedro, lived in Orange county, CA. I'm in WA state now, making the move back home to NC or maybe E. TN depending on where I can find a home on acreage.
It's pretty much a sellers' market here in the mountains. Mountain property is not cheap, never has been. If you find something you like, you need to realize there are no fire sales here.
Offer full price or a little over full price with the best terms if you really want it. If a seller has 3 offers on the table, each at full price, then the seller will accept the offer with the best terms for him. i.e. Occupancy, financing, contingencies. That's just the way it is. You may be able to pull off an offer in a depressed area, but not in most parts of WNC.
Please don't blame the Realtor. There is no reason for a Realtor to be "slow". That would be a total waste of time and effort.
