What worries me more than low density suburban growth is high density suburban growth without transit options. There's nothing like pushing triple the number of cars per day from a tract of land and onto main arteries than would have been pushed onto them 20 years ago when the lots were larger.

Pretty sure Lake Norman towns (Huntersville, Cornelius and Davidson) adopted this a long time ago. Before the towns boomed.

They also have form based zoning. So that’s why in these towns, anything built isn’t allowed to have a parking lot facing the road. Including gas stations and drive-thrus. The building must be against the road and gas pumps or drive thru lane in the interior of the property.

Look at a map of the 3 towns. Anything that isn’t form based is obviously very old and grandfathered in.


Also, I may be wrong, but drive ways in front of the house might be banned too with few exceptions. I think parking has be either be street parking only with the house flush against the road or a road in the back of the houses.

You can look up on google maps and easily see this has been in place before most of the development boom
