I thought you preferred Wayne over pike? What do you think the average central water bill is?

The water bill depend on how much water you use .. If you have kids you'll use more ..


When I lived in PCP .. It was 2 adults and 3 small children,,, My water bill was at least $100 a month ... and then you have the $45 sewer fee added on to that ,,, you pay for the sewer weather you use it or not ,.

I have a well now and our own septic system... No water bill for us and its a $250 charge every 4 yrs to pump out the septic ...


Communitys got you by the nuts , You Must do things their way ... and most times it costs you more and more .. Never in the history of community's did Dues ever go down.. Every year they go up ... No matter what community your in..

I would look for a property not in a community .. IMO You'll be happier in the end ..

Maybe because your dues PAY their salary's .......Without you dues their jobs would not be there ..

In the town of Honesdale the houses are older and some Historic .. Just outside of town , Newer homes with more property...

Take a ride around the area ... You'll like what you see, Im sure

Hemlock Farms is a great community and well worth the extra dues. I have been to many others, including Fawn Lake. There are some great buys in Hemlock just like all over the Pike/Wayne area right now. Hemlock has low taxes and is very community oriented. I have been a resident for many years and love it. They have there own services(Fire, EMT,houses of worship, gym, indoor/outdoor pools, library and much more) and 24 hour gated security. It may cost a little more but well worth it in my opinion. Good luck!
