Looking for a getaway on a lake, with the idea to look around and buy (at some point).

we loved the area but quite frankly we are glad we sold . the area was hit hard when the ski area closed up in tanglewood .

we sold in 2012 . the people we sold to sold last january for 60k less than they bought from us and this is after prices recovered all over .

we bought in 2007 and the place is worth 75k less than back then . to tell you the truth i would rent when i wanted to go not buy there .
the people we bought from built the house in 2005 for 250k . we bought it for 235k in 2007 , we sold it for 235k in 2012 . they sold it and got 175k

What is your budget? What is the maximum radius from your current location? Do you want a lake that permits power boats? Do you want an HOA with other amenities? Lake Wallenpaupack's shoreline is under the control of Brookfield Renewable Energy Partners, a Bermuda partnership. You should bear in mind that the water level in the lake varies with the demand for hydroelectric power.

Water levels (elevation) are set by FERC. Lake owner operator in this case Brookfield is obligated and under law required to hit certain elevations of water based on the time of the year. The generation of electricity does not have an affect on the elevation as much as the mandated target elevations set by the feds in the license agreement. Everyone has an opinion about house purchase around lake. I think that if you are looking for an investment that will pay off in the future with a windfall/profit, the Lake region is a poor choice. If you are looking to buy a property reasonable and use it for recreation and fun time the lake might be a good fit. Best of luck!
