Surprised i'm not seeing any threads on this:

So, back when I lived in the area, from 1998-2004, I stayed there a few times, as well as worked at the restaurant when it was called the Sojourner. From what I read online, it's gone downhill considerably, as back then it was a really nice place form what I remember. Now, it appears that the property is not kept, and the rooms have not been held up to the same standards as they were back then. Very sad, very unfortunate. Lots of memories there....just passing by it, even today, reminds me of a certain time in my life. Plenty of strip malls, places to eat in that town - add more? It's already over congested. Someone should really take over this property and revitalize it, keeping it as a hotel/restaurant/resort.

Nichols Village Inn at one time had a 4 diamond rating from the AAA tour guide. Patsel's restaurant also in Clarks Summit had a 4 diamond rating but, alas, it is now closed.

Can't compete with the likes of Montage, Shawnee, Camelback, Kalahari and other big time resorts....no one looks for just a place to stay anymore and relax...today's generation wants a place where they can not only relax but also have fun like skiing, swimming, hiking, and other in/outdoor activities....the days of Mt. Airy Lodge and champagne-shaped bathtubs are looooong gone....

Kalahari....I despise seeing that abortion from I380....built on top of a golf course...sad.

Skytop is my goto for what you describe (and what I like as well).

But regardless, The Inn At Nichols Village does not have to compete with other "resorts".....rather, it can function as a hotel - the other ones are surviving, so why not? Back when I worked there, it was a high - class place. Now the property has not been kept well, rooms/amenities are outdated/in disrepair....not something a "resort" should be known for. Instead, invest in making it a "nice" hotel, standardize/remake the rooms, take some time to keep the property tidy, and that should be that.

THE LAST THING Clarks Summit needs, is another strip mall/store/gas station/retail/whatever. How many more traffic lights need to go on State Street??

Once people vacation habits change and you fail to offer them what others are that means they stop booking rooms at your place which in turn leads to zero money coming in and therefore the inevitable bankruptcy. I'm not disagreeing with you....just pointing out that from the outside as a customer it looks like a piece of cake but there's a lot involved in opening any type of business especially when there are others coming into the area who have tons of cash at their disposal.

Obviously, I never came in here suggesting I knew how to run a business - what I WAS suggesting, was turning it into a regular hotel....for example, one of the big names, Hilton, Mariott, one of those hotel groups could buy the property, rehabilitate it/renew it, and slap their logo on it, since they have the money to burn. No, it wont be a resort anymore, but who gives a crap....it would be a hotel. Instead of another POS strip mall that isn't needed or wanted.
