Hi Guys,

I work IT and working from home now. I would like to see where I can move to the area between Milford and lake wallenpaupack. What can you guys suggest I don’t want to spend more than 100k and can do some tlc myself.

Have you tried Zillow.com and/or Realtor.com you'll find answers to your search quicker that way.....

Hi Wells,

Thanks a lot for the advice. I am looking for my first own house and I don’t know how foreclosures sales work. I heard a lot but I am unaware of how it works.

Can someone please help me understanding it.

Foreclosures are handled through local real estate agents. There are foreclosure auctions but the main bidders at the auctions are the banks or mortgage processors who made the loan in the first place. There are also tax sales but again you don't want to bid at those.

I have seen a lot of houses by they have HOA fees and are gated communities.

Should I look into them?

Only if you don't mind being told what you can/can't do to your own property and you don't mind corrupt HOA boards....plenty of people have commented here about the cronyism and petty BS rules that HOA's have....find out the zip code for the areas you are interested in and check with Zillow and Realtor....also keep in mind that in reference to foreclosures the banks are going to jack up the price to get as much as they can because they want to recoup their losses from the home being empty and some may need major work and some minor work to be done to make them habitable again....the first thing to disappear in them is the copper pipes because of the meth and crack heads that like to drive around looking for an empty home.....

Go to the local Pike County real estate offices. Realtor.com or Zillow only post what the local realtors give them to post. You can also call the local banks to see if they have any "REOs" that they want to get rid of.

No reason why not. Not all HOAs are overly restrictive and not all HOA boards are crazy people. If you find a house of interest that happens to be located in an area with an HOA you should be able to get a copy of the covenants/rules/fees and what they fund before you ever start negotiating on a property. Sometimes the CC&Rs (what's permitted and what isn't) are provided as an attached file to the property listing. A local realtor can also get them for you or put you in touch with the HOA board. As in most things, there are upsides and downsides to HOA covenants.

This is quite the blanket statement. Do you have any evidence - even anecdotal - of some HOA's being more restrictive or corrupt than others?
