So my mother many years ago left upstate new york and her and my step father moved to Tobyhanna in the PCP community. Since absolutley loves it there and claims in the greatest place in the world. I living currently in NJ hear stories and read about lots of drug and gang problems in that comminuty specially with the housing cost being so cheap

I want her to move to a different area in the pocono's and she not having it says the place is perfectly safe. Anyone have any feedback about PCP?

Which one of us is losing it ?

We had one man that moved there and always defended the development, of course we have not heard from him for a few years. I knew one couple that moved there and they were happy with the development, except they did not like that their house resale value was low. That was years ago and everything changed with the pandemic.

It is a very large development with 5,476 households with an average of 3 people per household. I suspect there are good sections and some not so good. While we have heard many stories of the crime, there are over 16,000 people living there and obviously not all are bad people.

They don't call it TobyHarlem for nothing. Though it depends on where in PCP it is. It has a lot of amenities, and some sections are nicer while others I wouldn't want to be at night. They also have their own Public Safety department

Sounds like your Mom lucked out and found a nice spot. If she likes it there, maybe let it go.

True, but every place is "eventually ruined" depending on your definition.

We dodged a bullet here in Shawnee when a massive development plan was shelved after the 2008-09 economic crash happened. Would have drastically changed the lifestyle here, and not for the better, if everything that was planned had actually happened. Given enough time and the potential for enough profit, they may build those 500 houses someday...

Stroudsburg vs Tobyhanna is kind of an apples and oranges comparison. Stroudsburg is a town with real cops while Tobyhanna (and I assume you mean APCP) is a private gated residential development that the cops can only enter if they are invited, and it's filled with people who rent because the owners are underwater and can't sell or are getting guaranteed Section 8 payments and don't want to sell. But the bottom line is Yes, I think Stroudsburg is safer than APCP in general.

Stroudsburg has a couple of low-income apartment complexes, the "Lower Main" area is decidedly working-class, and they have people living "under the bridge". But it's a walkable town and the general feel is positive.
