We are looking for a vacation house and have been to Hemlock Farms, Hideout and WLE. We have find nice homes in each location that we are getting ready to make an offer. We are down to a foreclosure in Hemlock Farms asking $99,000 about 1680 sqft, a great 3 bedroom in WLE 1100 sqft needs no work it is over a stream and comes with a golf cart asking $ 128,000, and another foreclosure in Hideout about 2049 sqft asking $ 124,000, basement has mold and needs to be gutted.

We like Hemlock Farms amenities the best. Great pools, beach, etc... but I lilke the lots and views in Hideout and WLE better. We also like that there is a little shopping center close to Hemlock Farms. Also we live in NY and Hemlock Farms is about 40 minutes closer than WLE and Hideout. Any assistance or comments from locals would be appreciated.

My husband and I started to look in Hemlock Farms but have since decided on Masthope.

All three communities have their own positives and negatives. Hemlock and WLE have the indoor pool; The Hideout does not....but it has a golf course and ski hill.

Dues in Hideout and Hemlock are higher than WLE esp. when you consider the dues at WLE include your water and sewer fee...in the other two communities, the water/sewer fees are extra. Hemlock has septic systems, which will make your water bill a little less than it would probably be in the Hideout, which is both water and sewer...

Ultimately you have to decide which community is going to meet your needs the most. Several of my customers have chosen Hemlock because it seems to offer the most, esp. with the indoor pool. Others like WLE or Hideout better for various reasons.

Aren't the dues the highest in Hemlock as well? I think that is what we found while we were looking at different communities.

Yes, for this area, apart from Circle Green (not sure about the dues at other condo units) Hemlock Farms has the highest dues....though when you factor in the water and sewer fees at The Hideout, I think they are a close second for yearly costs...

I would be hesitant on a foreclosure ESP one with mold. But saying that I have a vacation place in Wle and love it. All those communities are good. We went with a move in ready house as we didn't want a fixer up: been there more than once.

the house with the mold basement is off the market as someone made a bid that was accepted . It was listing for $ 124,000 I wonder what the bid was. How can I find out ?????????

You will only find out what the offer was if the seller/bank allows the listing agent to disclose it, if you talk to the buyer's agent, or if someone in the office is privy to the info and has loose lips. Usually it is not revealed (though gossip gets around) in the event that the deal falls through - the thought is that any new bids may be higher....

Wle dues are about 1600.00 they have indoor pool two outside pools, new game room, the lakes, brand new gym, water and sewer included, lake rights,

Default Another area

Have you looked at The Hamlet, (Canadensis) nice & unique homes on 1+ acre lots with privacy..indoor and outdoor pool, clubhouse, sauna. We stayed at the Hideout one summer and were surprised how close all the homes were, looks like maybe 1/2 acre lots at best. Not alot of privacy and close to the roads. Hamlet is really a green community!!
