On my trip to VA this past week I discovered the town of Warrenton. It seemed like a really nice & historically preserved town-tho I didn't have time to really explore it--as this was a trip to look at colleges for my daughter.

Would like to get more insight into this area as a place to live. I am self-employed so I don't need to worry about commuting to anywhere in particular.

With commuting not an option I believe you'll really enjoy Warrenton. You'll see some heavy traffic at times as people pass thru Warrenton while going places. You'd be close to the mountains sa going out 211 will take you to some beautiful mts and the Skyline Dr. You'd be fairly close to DC and the surrounding areas but still well away from the DC area rat race. I personally want to move even further out than Warrenton (I'm in Manassas, not Warrenton) to maybe some place like Winchester. But Warrenton is a nice area.

Warrenton is a nice little town. Like others have said, a trip down Rt 211 will put you in the heart of the Skyline drive and shenandoah valley, you have some vineyards down that way near Washington, VA off Rt 522( someone told me that supposedly one of the people of that show housewives of DC has a vineyard off Rt 522). Warrenton has grown quite a bit on the 15/29/17 area just north of town. You have a great grocery store for anything you want in Wegmans, which is just north of 17/29 about 5 miles from Warrenton.
you are out of the heavy traffic but in rush hours, watch out as the main highways can be heavy at times with traffic

Thanks for the info bigfoot & appalachianwx71. I really wish I would have had more time to look at it. It reminds me a great deal of the town/area I left in PA in 2001--which I miss. I have been looking at areas in the southeast for about 3 years now. This town has really gotten my interest. Funny thing about it is that my daughter and I ended up spending the night there totally by accident/chance. Perhaps it was "no" accident afterall!!!

I love the fact that it is "close" to what seems like everything, yet far enough away from the headaches of DC traffic & congestion.

The historic downtown was beautiful.

Can anyone tell me what the "average" rent would be for a nice/decent 2 bedroom? It can be a house or apartment--doesn't matter. It will be just me relocating so if I need to budget down to a 1 bedroom I can do that.

Warrenton is a great place. Has a real American small town feel to it with some very interesting historic landmarks and beautiful old homes. Even the old cemetery there is pretty cool.

Fauquier County (Warrenton) as I understand it, has strong zoning restrictions which have kept its population nearly flat, in great contrast to neighboring Prince William County and Loudoun County which are among the fastest-growing in the entire USA.

With regards to Fauquier County and strict zoning restrictions--in this case is that good or bad? Obviously, it depends upon which side of the fence you are on....but can someone expand on that?

The Plains? Is that a town or a development? It's always interesting trivia to know the "who's who" of the rich, famous, or powerful that live nearby, but I probably wouldn't recognize most of those people if I actually had a conversation with them--as has happened to me in the past.
