Hi im looking to relocate from manassas a bit closer in to the city (by that i means vienna) and for some reason falls church has the cheapest single family homes in the area (350,000 for a sfh with 1/4 acre of land!?!?!)

The problem is i have a family of four and i need a nice safe place for them to live. Im loking in the pimmit hills broyhill belair neighbor hoods are theese good places to live? if not where? where should i avoid moving to?

also how far is a commute is this to tysons?

$350K is very low for a SFH in that part of Fairfax County, where homes tend to START around $500K. If you're finding homes for $350K, there is a reason -- either the location is unsafe, or the house is a dump in need of extensive repairs, or both. Pimmit Hills is just down the road from Tyson's, and offers the most "affordable" SFH options in the area, but even there $350K will not get you much.

From what I've seen, a $350K house in Manassas could easily cost $700K in Falls Church, so prepare yourself for the sticker shock.

These three areas are safe, but a $350K house in any of them is going to be old, small and likely in need of renovation. There are some Pimmit Hills houses that have sold in that price range over the past year or two with nice updates, but they are quite small (@ 900 SF). It's more common for people to spend $350K in Pimmit Hills and then tear down the existing structure and build a new house, or undertake significant renovations.

thanks for the replies ive seen a few seemingly nice ones for 350 in theese areas all needing work but were willing to spen 400 to 450 hopefully we cand find something doable for that price. how about the schools any that i need worry about???

All these neighborhoods have Falls Church addresses, but are in Fairfax County rather than the City of Falls Church. You can find out the schools assigned to a particular address by using the "boundary locator" on the FCPS web site:

The schools for Pimmit Hills are Westgate ES or Lemon Road ES/Kilmer MS/Marshall HS. The schools for Broyhill Park are Westlawn ES/Jackson MS/Falls Church HS. Part of Bel Air is assigned to Westlawn ES/Jackson MS/Falls Church HS, and the rest of Bel Air is assigned to Sleepy Hollow ES/Glasgow MS/Stuart HS.

The FCPS web site (www.fcps.edu) has profiles for each school.

I'd also note that, if you can spend $400-450K, you might also want to look at Vienna Woods in the Town of Vienna (Madison HS pyramid). Many of the properties in that neighborhood are more expensive, but some might be in your price range and it's an easy commute to Tysons (not as easy as Pimmit Hills, but easier than Broyhill Park or Bel Air).
