So are you trying to say that a rebuild in Vienna is comparable to a new build in Ashburn? And it's the HOA that makes the Ashburn house so much cheaper?

My HOA doesn't bother me at all. And I actually attend meetings so I know what's going on in my neighborhood. And my monthly HOA fees are about $56/month. I really can't complain.

HOAs aren't inherently bad. Bad ones are bad because of the people running them. Well run HOAs can definitely benefit homeowners and help protect their property value.

As someone who lived in a bad one (and now a good one) I totally agree with this.

Not sure where you're getting this from. It's certainly not true in my neighborhood or nearby areas in McLean or Falls Church, where there are many new houses in non-HOA neighborhoods. There are a couple of houses in our neighborhood that are kind of odd-looking, which the owners periodically try to sell at unrealistic prices, before renting them out instead - always to families - for a year or so. Meanwhile, the value of the older properties in the neighborhood is almost surely higher than they'd be if we were in an HOA, because of the greater redevelopment potential.

We've yet to get (and I doubt we'll ever get) a comparison between two neighborhoods of houses in about the same location, and around the same size and year built, where one is HOA and one is not.

Any comps thrown out so far have a huge difference in at least one of those variables which dwarfs the HOA factor.

I'll never live in one of these neighborhoods where we're on 1/4 acre lots without an HOA. All it takes is one who doesn't care about their home to infect the value of an entire block of other innocent owners who do care about their home. I'm talking about these subdivisions of maybe 50 single family homes.

well, it's a neccesary evil I think. As for me, I try to get as much of my money's worth as I can. I go to the pool a lot, go the gym a lot, etc.
