If you like the McLean area I believe there are 2brs in the Rotonda building which is near a lot of mass transit including the silver line when it comes in, but for now next to the bus transit center which really helps when you rent out the second br.

They used to be around 240k, but ever since the silver line was announced they are being listed for 290+. I still think people would negotiate back down to 260k for sure. Have you factored in condofee/utilities/taxes into your monthly budget?

Other than that, there are some nice sub-300 townhouses in Falls Church not directly near the metro, but close enough that its bike able or a 2 minute drive. I think Falls Church is up and coming and the only place actually on the beltway/inside the beltway priced at that level.

Rotonda does not feel right to me, plus their condo fee is outrageous!

Yes, 2500/month factors in mortgage, condo fee, utilities, insurance, and taxes.

I would try to get pre-qualified with a lender and then check out Reston.

Mass transit wise you should be set next year, until then 267 isn't awful, but the problem is you have to get onto 66 if you drive the whole way from Reston. If you were planning on using the Vienna metro its not very easy to get to from 267.

On most days the trip from RTC to Metro Center is about 50-60 minutes. Bus from RTC to WFC and then metro rail. There are 2 main buses from RTC to WFC, the 555 (essentially an express bus) and the 505 (has late night and weekend service, too)-

1) You are a genius for posting a video of the commute, that's pretty much the best way to demonstrate a route or to show people theres nothing to be afraid of when it comes to mass transit, so thumbs up on your ingenuity

2) Here here on the new metro helping out on traffic around here, I know already of several people along 267 who plan on taking it, and I think planners underestimate the number of 20-30 somethings in the silver line corridor and how much this age demographic appreciates mass transit availability.

You definitely could get a 2 BR TH or condo in Reston for under $300K. My old neighborhood is selling for just about that. And with the metro, that commute shouldn't be too bad. I think the worst part of that commute now is the bus-to-metro transfer. Not saying it is awful (I did it for many years and much preferred it to driving), but it definitely adds some time. Keep looking in Tysons or even Vienna, though - you might get lucky on a condo.
