Relocating back to the USA after a decade living abroad with two children 10 and 6...Anyone in the Ashburn area can brief me on the happenings of the new One Loudoun new downtown area? I'm interested in buying in the new development. Job is in McLean area and Im pretty sensitive to commuting. Other than that I'm flexible. Any pros and cons comments will be appreciated long-winded or short-winded replies... I'm grateful.

Great thread--I've been wondering the same thing but I haven't been by to check it out yet. I'm not sure if any stores are opened yet (although if not they will be soon). It sounds like it's going to be a neat little place.

There's nothing there yet but sales trailers. They are laying pipes and sewer work.

When are you looking to move to the area? If you are considering One Loudoun, then your home will probably not be ready until about a year from now as they are just getting started. Keep that in mind if you are looking to move within the next few months

Default New Downtown One Loudoun

Thanks for your request for information on One Loudoun. I am the Director of Marketing for the Developer at One Loudoun and would be more than happy to answer any questions you might have. Welcome back to the States! I also lived abroad for about 3 years and moved back to Virginia in 2010.

Development work is well underway at One Loudoun. There are currently 2 residential homebuilders selling Townhomes and Single Family homes (NV and Camberley, a division of Winchester Homes). Townhomes start from the mid $400,000's and Single Family homes start from the upper $400,000's, low $500,000's. They will start vertical construction in the next month. We will also start vertical construction on the Downtown area in April with Phase 1 opening next Spring 2013. We have signed a lease for our Cinema (Alamo Cinema Drafthouse) with many others close behind. Plans are in the works for a Grocer, Pharmacy, Bank, Day Care, 100 acre park with miles of trails, restaurants, office space, and the World Trade Center Dulles Airport! And, there is a neighborhood elementary school on site!

Thanks Julie! Nice to hear from someone working on the project. So Spring 2013--a little longer than I would have guessed but not that far off, really. But it sounds like the OP should consider someplace else though, unless he/she wants to wait a year or so.
