I have been asked to provide a 15' sewer easement through my property in Northern Virginia. It would run approximately 450 ft. The purpose would be to provide sewer access for a new townhouse development. Does anyone know what I should receive in monetary compensation if I decide to provide the easement?

Going through the same thing in GA~~ 24" sewer line. From what we understand according to GA Constitution and US Constitution, property can not be taken without just compensation; however, City has not offered any compensation. We are still going to ask.

Isn't this just a dig up, bury, re-cover, and move on?

That is, nothing is being "taken" except some surface landscaping that must be replaced to the owner's satisfaction.

Which is to say, you can ask for more but, if what I just typed is right, you're unlikely to get it.

[Verizon, Cox, others have dug up various parts of my yard, Verizon twice when they apparently got something wrong, and all I got was reseeded areas]

I think OP is referring to an easement that is not currently in existence. Verizon has dug up my yard, too, but the easement must have been approved years ago because it shows on my plat. Allowing an easement is more than just them digging up and replacing landscaping- it limits what you can do to that part of your yard- pool, pond, etc...

What happens if you decide to say "no" to the easement?
