Funny this came back up. We have been running our AC none stop over the last couple week since it has been hot in the DC metro area. No issues with back up UNTIL this past week. It rained very very hard and the AC was running also. I checked the drain in the morning and noticed that it had over flowed again!

If your condensate from the AC is going in a plugged drain, you might only notice it when you are producing a lot of condensate. At other times it may trickle away or eventually evaporate.

So, updating - I found someone through a Google search who had excellent reviews - and went w/him after the outside stairwell drain again clogged and we got water in the basement after last Thurs./Fri. AM heavy rain. I called in the afternoon and he came by around dinner time - we also got him to fix an upstairs toilet that needed the valve replaced that we'd put off for a long time. Bottom line: $275 to snake the outside line (and he had to go pretty far out) - $175 for the indoor repair. Indoor repair was a little pricey IMO (but I don't know) - I really liked the guy - a 1-man operation, very professional and quick response. I asked him if he had help but he said he can't hire anyone, they all want Abe!
