Yes, this. I had a contract fall out in Ashburn because of positive results over recommended levels. Buyer walked, scared ... the other agent and I were amazed (esp. since my clients would have, and did, remediate). They probably purchased another home with a remediation already in place. My clients tested two years ago on a five year-old home, but I'm of the opinion that a test is recommended prior to list, just in case.

The seller has agreed to put system in place and of course we will pay for it, Closing of the house is contingent on proper functioning of system. Is it going to affect resale of the house? Is having a mitigation system in place common in ashburn area?

what is the price for that? Because we were told it was ridiculously high...10 years ago. Our seller almost walked away when we suggested she have one put in place before we purchased the house.

Again, I would do some research on other causes of high radon readings first. As I said, ours turned out to just be stagnant water in our sump pump. We had it tested 3 times in the time we lived there and never had it come back high again.

The sellers put in the contract that they will not make any repairs that will pop up after inspection. The house is relatively new so we agreed and we really liked the house. I think our realtor should have guided us on that. The cost of putting a system depends on whether you have 'passive' already in place and it would be around $800 to put a fan , that's what the inspector quoted.

oh, jeez - we were quoted something in the multiple thousands for a remediation system. Didn't realize that some only cost a few hundred (didn't know about this passive thing). If less than a thousand bucks stands between you and a house, then it is hardly worth bickering over.

Multiple thousands sounds very extreme. My experience is that it should be around a thousand, especially if the basement has unfinished space (for ease of installation, not venting).

Yes. Ours made sure to explain contingencies we wanted to make, even if it meant losing the house.

I can see the seller's position for the repair language after the inspection. But, in my book, a repair is like a loose floor board, a few shingles, couple of pieces of rotting wood on the deck, etc.. Not a component to make the home safely habitable. Seriously, now that the problem has been discovered and the seller and seller's real estate agent are aware of it, I'd have to think the MLS listing would have to be updated with such a disclosure to a buyer's agent. That's going to impact the marketablity of the house in general if the seller doesn't pay to fix THIER home! May an off-set is increased closing cost assistance from the seller to you? But, I think you're beyond negotiations at this point and probably locked into the contract now?
