Anyone familiar with the Woodstream area (off of Garrisonville Rd) of Stafford? Brookfield Residential is building new townhomes in the area and was wonder if anyone had any feedback about the area, homes, etc.

That's a neighborhood of new(er) town homes/patio homes in the North Stafford area of Stafford County. Housing prices will be in the 300s or so for the town homes (about 2000 sq.ft.), so definitely on the high side, but it's to be expected for your location. You are literally right behind a Lowes, Target, Petsmart, and other plaza shops and restaurants, so the location is good. Excellent access to/from I-95, as it's 2 traffic lights away from the ramps.

Reasonably safe area, decent schools, but rush hour traffic can be a pain. It's getting to the point that "anytime traffic" on Garrisonville Road can be a pain. It's an excellent location for commuters, as there is a commuter lot within walking/biking distance. It's also a popular slug lot for people who "slug" into Alexandria, Arlington, and DC, so you could reasonably work there and live in Woodstream if you wanted. If you worked at Quantico, you'd be in an excellent location. Bonus: the commuter lot is a site of a decent Farmers Market on the weekends between April-October.

We looked there several years ago when they were first building. I didn't even notice the huge trailer park that it backs to until someone else mentioned it to me. They built a huge fence to try to hide it.

We live in this community and it sounds like we were here when you wrote this question. The townhomes are really big inside, very tall sans basement (Brookfield); Ryan comes w/basements. A good thing to know is Ryan homes have a concrete driveway and Brookfield has blacktop driveways. Ryan finished in 2012 Brookfield is still building as of 2014. When we moved in we had no idea there were going to be so many homes squished in. We were lucky enough to get a private lot, but all around they really jammed in the homes. They absolutely do NOT tell you the planned true expansion when buying here. And the newer lots are teeny tiny, one area is right next to the new exit ramp for 95! I mean you can reach out and touch it! Lot's of military families are here. Lots of rentals here (by realtors). This is not a well-planned community. Just look at the pool area, half painted entryway, lowest quality landscaping, horrible snow removal. This area IS shared w/ the trailer park, and it's been okay, but they do come down and use the swimming pool, basketball courts, playgrounds, and trick or treat here. People are neighborly, some say hi when walking by, few don't. Lot's of dogs here. It's a mixed community for sure and most people park on the street instead of their driveway. HOA does not seem to fix any issues. Honestly this is a neighborhood that the Builders really don't care about, and that's disappointing. I tell ya, it is Awesome living right behind the shopping center. Can't tell you how many times I have gotten some serious shopping done and then home in a jiff! The homes are really soundproof, so whatever is going on outside does not affect what is going on inside your home. This would be a perfect place to live if the landscaping and workmanship was better. A simple fix, but they prefer to keep the $$.
