closer to the greenway/267 is better as there will be lot of lights from brambleton to greenway/267 and it could take a good 20 minutes to reach greenway/267 once all lights are in place.

Loudoun Valley Estates and Brambleton are very different communities. Brambleton is more densely built, with a strong neighborhood feel. LVE is more spread out, with larger lots - some parts of LVE don't connect to other parts except by exiting the one part and driving around to the other part. My impression from some friends who have lived in both communities is that a lot of residents tend to keep to themselves and there isn't as much participation in HOA activities and events in LVE. Also, I am a volunteer with a local youth organization and we have much less involvement from Rosa Lee Carter Elementary students and parents (which exclusively serves LVE) than from Legacy, Creighton's Corner, and Moorefield Station schools (despite membership efforts targeting RLC).

Brambleton has several different builders, with more variety in housing than Loudoun Valley.

Loudoun Valley is a seperate community from Loudoun Valley Estates. From what I've heard from LVE residents, there is less community becuase of lack of community amenities like a pool. LVE and Loudoun Valley are next to each other, and Loudoun Valley is adjacent to Brambleton. We purchased a home in Loudoun Valley and are beyond excited to move in. They built schools on site, the last of which is going to open this fall, which was the biggest facter for us. I grew up in NoVa and knowing that my kids will go to school at the schools built in my community is a big deal. When I was a kid, my high school was re-zoned 3 times, finally assigning me to a humongous secondary school no where close to my house, that I was supposed to start attending after the 6th grade, vs the small seperate middle and HS that my older sister went to. Knowing that they built schools for the community is huge to me. And they are great schools. And they have community pools, great parks built in communal town square areas in the community. It's new and they are building slow, so it still has some catching up to do, but I feel better about Loudoun Valley vs Brambleton or LVE in the long run.

Don't take it for granted that kids in Loudoun Valley will always go to Rock Ridge. Briar Woods was built within Brambleton and over 80% of Brambleton kids are being redistricted to Rock Ridge, even ones within the Briar Woods walk zone.

Cdmurphy beat me to it. Expect Rock Ridge district boundaries to be changed several times over the next few years. All the new construction down that way has to go somewhere! Ashburn Farm is 25 years old and we just recently got relatively stable districts (unless something changes). Don't buy a house in Loudoun County based on the current school zoning!

All of those neighborhoods are pretty isolated and in the middle of nowhere. Why not live somewhere within civilization, like Herndon or Reston, instead? Plus who wants to pay over $6 in tolls just to drive on the Greenway every day (one way).

In the middle of nowhere? Not within civilization? Time for you to travel out of Fairfax for a while.

I don't live in Ashburn, but I know today's Ashburn is not the same as 10 years ago. There are so many amenities. The Fox IMAX theater in Brambleton and Alamo Drafthouse theater in One Loudoun easily beat the one in Reston or the one at Worldgate in Herndon. Lifetime Fitness is a completely different class compared to Sport and Health Club at Worldgate or Reston.

Don't get me wrong. I love Reston. Love it's town center, the Trader Joe's, the Whole Foods, the shops. But Ashburn is not in the sticks. Ashburn has Wegman's. Whole Foods is coming too. From Children's gyms to international grocery stores, Ashburn is not lacking. The Global Food in Reston closed long ago. But Ashburn has Lotte just like Chantilly. It also has a Global Food . Brambleton golf course is no worse than the course in Reston. Ashburn doesn't have world class shopping or tons of high end restaurants. But nor do Herndon and Reston.

I can live in all three places. For an easier commute and the vibe of a urban feel town center, I may choose Reston. For newer amenities and family friendly master planned communities, I may choose Ashburn.

The tolls are expensive. But Metro is also coming to Ashburn in the next phase of Silver Line. They don't open metro stations in the middle of nowhere.

The Metro fare will be just as expensive as the Toll Road ($6 during rush hour). The Ashburn Metro Station will be far and away the most desolate part of the subway system to be served by Metro. I was blown away when I first learned Ashburn is getting Metro (years ago). There are far more dense communities in Nova not served by Metro.
