Hi

I currently live in Southern California but I've been interviewing for a new job with a place in Herndon, VA and it looks very promising. I've been researching rentals (either homes or apartments) in Herndon and it's way too expensive. So I was wondering if you guys could recommend any areas near by that are safe, within a 30 min drivetime to Herndon, VA that has a good school district because I have two kids (1 elementary and one middle school) and I am looking for at least 3 bedrooms with no more than $1600 a month for rent.

I've been searching the net for cities and housing but it's hard when you don't know anything about the area.

Hmmm $1600 shouldn't necessarily exclude you from townhomes in the Herndon area. In the larger 3-story with loft townhomes they go for ~2000 so a 3br standard th should be in that range, perhaps more in the Centreville/Chantilly area.

Would suggest looking at South Riding and Ashburn where $1600 should get you a 3br

Maybe a townhouse in Sterling, VA? That would be a very easy commute to Herndon. I'm not sure what the going rate there is but it may work. You'd want to look in zip 20165. 20164 is also Sterling but parts of it feed into schools that are not well regarded.

Not sure about that but the OP can research 20164/Sterling Park if he/she finds a rental there within budget.

We have a 3 bedroom townhouse that we rent out in 20164. It goes for $1950, and it's not one of the larger, newer ones.

We also have a 3 bedroom townhouse in Sterling - 20166 that we rent for $1800, so I am not sure if the OP will be able to find a townhouse with 3 bedrooms with his budget in that area. Probably Centreville

By the way, the one in Coopers Branch below is not really a townhouse per say. That's more like a condo.

True. It is a townhouse-style, three-level (including garage) condo. The OP said he/she is researching houses and apartments, so I thought linking the townhouse-style condo would be okay.
