It should cost whatever the market is willing to buy it for. J/k - sorta...

Can we get some details? Bedrooms? Bathrooms? Is it attached? Sort of looks like it could be an end unit townhome.

Check Fairfax County assessment records - see what it's been selling for/assessed for. You need the address for that though.

4 BR 4.5 BA..built in 1999, single family home 4000+ sqaure feet...finished basement...lot acreage is about 13000 square feet

700k-750k...depending on the upgrades it has.

It has hardwood floor in the main level with ceramic tile and granite in kitchen..pool table is included...bose surround sound in basement...in ground sprinkler...professionally lanscaped...security system..etc, etc, etc,..

We have had it on the market for some time and have lowered it several times and it is now in the price range you mentioned...any idea how we can get it sold??

I would still have to see it, but it is probably closer to 725-750.

Haveyou had anyone show it? If so, what has the feeddback been? If not, then you are priced too high.

I would have it priced in the high 600s. I know that sounds low, but I live very near Herndon and I'm starting to see nice SFH built around the same time frame selling low to mid 600s. Yours has a pretty good amount of sq footage, and seems to show well. I think 700s is too high these days. Sorry.

595K--your assessment is too high. House could be built for 325K; I'll estimate the lot at 270K. I recently saw 3800sf in the Lake Barcroft area of FFXC selling for 680K; that's about an hour closer to DC. Lots of Salvadoran food in both areas.

Novamom is correct, most homes are selling for less than the 2007 assessed value. Check out your assessed value and price it under that, certainly price it under $700,000. If it is in good condition and in a good location it will sell if priced properly. You have a good location if it is where I think it is so the only holdup is the price. If you bought it in 1999 you still have a good profit even if you price it at $650,000 to move it fast.

UPDATE: Novamom and I were both correct, this house sold for $675,000. I ran across it today while doing a broker price opinion for another house in the area. It was on the market for 251 days.
