Hello all!

I've been reading through lots of threads here and you all have so much valuable information!!

My husband and I are looking to buy in NoVa. He is a teacher in FCPS near Mt. Vernon and I am a speech language pathologist in SE DC.My job will likely change in a few years so were trying not to base location on my job too much. We have an 8 month old and another on the way!

We are trying to find a 3-bedroom home in a family friendly community for under 350k. Open to townhomes.

Burke seems really nice but a little expensive in the areas we would want to send our kids to school.

Lake ridge/westridge seemed great. Any opinions on that area? Any other areas of woodbridge or NoVa that sound like they could work?

Lake Ridge is nice. I just sold a townhouse in Lorton (Fairfax County - better schools/higher resale value) for $300k (though only a 2 bedroom, you could definitely get a 3 br in your price range).

The biggest PITA about Lake Ridge will be your commute but you seem prepared for that. Good luck

That price range for a 3-bedroom in Lake Ridge is at the low end for SFH but average for townhouses. The schools in Lake Ridge are above average and centrally located for most of Lake Ridge. Best advice for the commute is to stay as far East as possible to reduce the slow crawl on Old Bridge. The closer you get to Tackets Mill commuter lot will ease your commute. If you get a house near Hoadly and PWC parkway, that would add another 15 min to your commute vs near the Woodbridge high school. Added benefit is the PRTC commuter bus has many stops in Lake Ridge and can help with a commute.

You could look in Springfield in the areas that feed into Orange Hunt or Sangster Elementary.
