Lorton, Kingstowne, Burke in general are better locations than Fredericksburg. More amenities, way shorter commute and decent price living in your budget. Living in Fredericksburg is pointless and is usually a last resort option for most people unless you are looking to retire.

How far is the commute from Northern Stafford/Aquia Harbor to Ft Belvoir? What if you took the VRE from Stafford?

VRE doesn't have a Ft. Belvoir stop. You'd have to get off at Lorton or Franconia-Springfield, and find public transportation from those stops to Ft. Belvoir.

Driving from Aquia to Ft. Belvoir - 60-90 minutes probably. Quicker if you're willing to pay the toll to drive in the express lanes.

What time do you have to be at work? Which gate is closest to your work location?

To be fair, they do have Fairfax Connector buses that go straight from Springfield and I believe Lorton to Fort Belvoir, but it would make the commute over an hour.

Newington area of Springfield (22153) is an EASY commute to Ft. Belvoir (either driving or by bus) and has many 3br TH rentals in your price range. The area is quiet and has a large presence of military families. Second choice would be Lorton.

Any further south (Woodbridge, Stafford, etc) and you will be pulling your hair out with the commute. Avoid at all costs.
