I'm looking at housing north of 208 and south of the Leeland Rd Vre. Any opinions out there on this area? I have 2 kids.

I am not completely familiar with all the neighborhoods out there, but I have helped clients with housing in Aquia Harbor. It's a little older of a community but has lake access and other community amenities. It's pretty close commute to Quantico if that helps and also within 5 minutes of target and other shopping restaurants.

Hi again dj500,

I live in that general area (with 1 young kid) and love it. Cost of living is low, the commute to DC is just about an hour (or up to 2-3 on bad days), and the schools have good ratings. My kiddo is not in school yet, but the good ratings of Stafford County school was one reason we bought in the area.

208 is a bit further south than me, I am off Route 218/17 which is exit 133 from I-95.

It is a bit country feeling, but you can get to Central Park (big shopping) and downtown Fredericksburg (small city with good restaurants) in about 15-20 minutes in either direction. For me its a good balance of living out in the country but still having city amenities available.

Do you have a certain property in mind, or just the general area?

That is just a few miles from where I live. I quite like the area, again the only downside is the long commute to DC. You may have some train noise being that close to the tracks. In the morning you can probably expect one train to go by every 30-45 minutes from 5:30am - 8:30am.

You will be working in Crystal City, right? If you end up living there, I highly recommend taking VRE from leeland rd station. There is lots of parking and even a few bike racks at the station if you are up for that. Monthly commute cost will be somewhere in the range of $250-300.

I used to live just a few blocks away in Leeland Heights, an older 70's neighborhood. Don't miss all the traffic now but it was really convenient whenever I had to take the VRE to the Pentagon. Fortunately they've expanded the parking there because it used to fill up really early and people would park on the roadside. There's lots of food shopping locally and you're close enough to downtown F'bg to make it convenient for weekend events. Also, it's a pretty safe location.
