Hello, I'm considering relocating my family to the NoVa area. my job would be in Arlington. The commute scares me however I also need to consider cost of a house (we can spend $600K, looking for a 3bedroom) and good schools (child in Kindergarten).
I look a lot online at houses but I don't really know the area. Can anyone offer some suggestions on areas to look in or avoid?
suburbs are fine however, want to avoid a long commute (over 45 min)

Do you want a single family or a town house? If you want a single family I would go with Fairfax, Burke, Reston, or Herndon. If you are ok with a townhouse then you could find something in Alexandria, Falls Church, or Arlington in your budget that would be nice.

I know Arlington is small, but the location matters. If the job is along the Metro Orange Line (along Wilson Blvd) in the northern part of Arlington you are better off targeting places to the west such as Vienna, Fairfax and the Falls Church area of Fairfax Co. If you are down by the Pentagon it would be easier to come in from areas like Burke or Springfield. In these areas $600k will probably get you a modest 3-4 BR single family house built in the 60s or 70s.

probably a single family. I'm open to a townhouse but husband isn't convinced.

SFH in Reston that are in good shape between $500K and $600K sell very fast. There are several on the market now in that range that have been sitting for a good amount of time so I am hesitant to recommend them. In general, in your price range and wanting good schools I would look south of the Toll Road (267) and east of Reston Parkway. Would also suggest looking at those properties a little over your budget that have been sitting for a while and work on negotiating them into your budget. Sunrise Valley is generally considered the best elementary school in Reston.

You could buy a townhouse within walking distance to Veinna/Fairfax metro or Dunn Loring Station. You could also probably get an older single family home in some of the less desireable parts of Falls Church. Shirlington would also be an option with duplexes and town homes. Some of it is still a little rough though. I'm also not sure how it is zoned school-wise.

Your budget would easily get you a nice (older, but nice) house with excellent schools in West Springfield/Burke, but the commute would be a little tougher than if you were in Fairfax. Will you have flexibility in your work hours? Being able to drive outside of rush hour opens up a much larger area that would be within 45 minutes.

At that price range Pimmit Hills is very convenient to arlington via metro or driving. Many of my friends have a good commute to arlington and the schools are good.

I have a client who recently bought in Fairfax in Kings Park West and they love the neighborhood. The school ratings are all good and they have a park and lake in the community.

Here is a house listed in the neighborhood under budget.

What would commuting from Chantilly to Arlington be like?
What about Chantilly to Reston? (I could chose to be located in Reston but I'd have to go to Arlington occasionally)
