I am relocating to Reston and am trying to find a rental apartment, condo, cottage, etc. that will allow 3 small dogs.. each under 20 pounds.. well cared for, housetrained, friendly and laid-back. Does anyone have any idea where that might be? I have discovered that Fairfax County has a 2 dog limit countywide unless the property is 12,500 square feet.


Any help would be ENORMOUSLY appreciated!!!

I wasn't aware of this but looks like it's legit.

The 12k is lot size, not home square footage. That's not really that big of a lot, I think it's like 1/4 acre. May be hard finding a townhome with that lot size but many rental SFHs will fit the bill. Maybe check out craigslist?

Does Loudoun have a similar restriction? If not, I'd look in Sterling.

Yes, you are correct, Fairfax County limits the number of dogs based on land size (see limits below). Arlington County, Alexandria, and the City of Falls Church all have a three dog limit, period. Loudoun County does not have a limit.


My recommendation is to find a realtor or PM company that deals with private rentals. I would also recommend creating a dossier for your dogs. Include pictures, certifications, and (most importantly) testimonials (notarized, preferably) from previous landlords saying that your dogs have never caused any damage. Getting someone to rent their home to you with three dogs will be difficult, but not impossible; and this dossier will help.


Also, likely outside of your 45 minute commute to Reston, but try the horse farm areas of Loudoun county. Many manors and estates have dwellings that they rent out. Most are pretty animal friendly. Try this link... Virginia Equestrian.com Classifieds

1 to 2 = No requirement
3 to 4 = 12,500 square feet
5 to 6 = 20,000 square feet
7 or more = 25,000 square feet plus 5,000 sq feet for each additional dog above 7)

As someone who's done rentals with some frequency, I share your anxiety--three dogs will make it challenging no matter where you're looking, or what breed of dogs.
