Is this neighborhood/Aldie area worth the hype? Looks interesting but so incredibly overpriced!!! Is the community active or is it all just marketing?

Don't buy anything if you feel it is overpriced.

Everyone I know who lives there loves it. It doesn't seem that much more expensive than other new builds. New large houses are pricey

Well, my comparison for "pricey" might be jaded by living in Fredericksburg for the past 16 years & now trying to find comparable housing farther north.

Its an amazing neighborhood. Honestly, it is just like the marketing in MHO. We have lived here a year and everything has been wonderful. Great neighbors, amenities, quality of life, activities. Love the home designs. We are very happy with our home built by Mitchell and Best on the Aldie side.

It is a beautiful community with lots of amenities and several unique features(such as personal chefs & the farm). Coming from Fredericksburg you will see a MAJOR price jump though.

Have you guys noticed any resales the past spring/summers? Not much as far as resales now. Also, can you give an opinion about the schools? I'm not familiar with Champe HS & would rather hear from people there than greaatschools, etc

It's not an old enough neighborhood to have many resales. Champe HS is a young-un as well (founded 2012), but you probably know that already! Curious to hear reviews from parents/students/teachers, myself............
Richard H.

P.S. I have helped some folks in Aldie buy and sell, so happy to answer any ?'s, and/or you can DM me....good luck!

Willowsford's school situation, like the other parts of Dulles North and Dulles South planning zones, is far from ideal. All of Willowsford is currently zoned for Mercer MS / Champe HS, but there is an upcoming boundary process for the new middle and high school in Brambleton (MS-9/HS-11, not yet named), and some of Willowsford could end up there, particularly The Grant and The Grange, which are north of Route 50. (The Grant and The Grange were rezoned to the new Madison's Trust ES, which opens this fall, and which will almost certainly roll up to MS-9/HS-11.) The first public hearing is March 28 and the process runs through April.

Something else to consider - here is a presentation from the Dulles District School Board Member on the overcrowding in the Dulles South planning zone. Even with the temporarily available additional capacity from the new Brambleton schools, there are still serious issues.

I think cdmurphy is referring to the Ashburn side of Willowsford. The south side of Willowsford in Aldie is zoned for completely different schools. Right now it is Buffalo Trail Elementary, Mercer Middle and John Champe high school. All new schools are being built that will be serving this community. A new middle school is scheduled to open right next to Willowsford on Braddock Road in 2018, and a new Dulles South high school will also be built for opening 2018 or 2019, land has not yet been secured but it is supposed to be in the general area. A new elementary school is also supposed to open next to John Champe high school in 2019. The school situation has been wonderful up until this past year, as we are experiencing over crowding. There will be 2-3 more years of crowding (solutions are being developed to get us through) but once we get to 2018-2019 we will have new schools and should be very well served.
