The only way we stomach the Ashburn to DC commute is by working slightly off hours. Leaving the house by 5:30am and leaving DC by 3:30pm. Neighbor's take the bus but they are out of the house 11-12 hours per day. It can be soul sucking. HOV will help some but it's not the complete golden ticket because you still have to get to the toll road.

Are you saying that the Loudoun County Commuter bus is this slow? I'm curious.

At $450k, you could get an older townhouse that needs work in Oakton or Vienna. It's $550k for a late 90s-2000s build. I can't think of any new townhouse projects in that area. The new townhomes in Falls Church are north of $700k.

I honestly can't even wrap my head around commuting to DC from Ashburn on a daily basis. I especially can't imagine doing it just so you can have new construction.

OP, you better get some telecommute option from your employer, at least few days a week. Otherwise, it will be difficult to stomach this commute.

Not necessarily but here's how it works: Drive 15 minutes to the commuter lot. Wait ten minutes for the bus to load and leave. Bus ride is 50 minutes to an hour. Walk to office from bus stop. Reverse on the way home (adding a few extra minutes in traffic to make it back from the commuter lot). So about an hour and fifteen minutes to an hour and a half each way equals 2.5-3 hours per day commuting. Plus an eight hour day plus a half hour or hour for lunch (employer dependent). My next door neighbor does this every day. Leaves around 6:30am and gets home between 6:00 and 6:30pm.

How about Springfield or Burke? Some areas are nice and within your budget. Burke does have newer houses than Springfield.
