Work in DC , see a rare new construction plan here in Arlington(22204) called "Carver Place"(townhouse) ,will deliver in Dec but need to sign the contract before any model home is built, it's built by craftmark, not sure if this is a good builder we can trust .And we really don't want option features considering the price is already very high(725000) ,is it worth signing a contract that shows me nothing built (not even upgrade option price list) and just for a potential price raise even when delivered, not to mention the great location. How does this compare to other places? Should i hire an atterney or just use my redfin agent for contract review?

Avoid responding to threads if you can't help being rude.

It's not rude to point someone to a forum that is helpful for a new buyer.

I agree - the OP's question seems to be a more general quasi-legal question about signing a contract on a new development at a particular stage of a development. The Real Estate forum is a good resource for those types of questions.

People could also chip in on this forum if they have specific views on the builder or neighborhood (I don't, though it looks like the builder is active in the area).

So I like the area a lot but personally, and this is just me, I am a little troubled that your only way out is 3 streets that hook up to Columbia Pike right before it hits Washington, BLVD. I have to think that getting in and out of that area at peak times will be a painful experience, though I could be wrong.

I don't think making a right turn would be that difficult even during rush hour. Left turn on the other hand can be a major pain in the ass on Columbia Pike.

If your agent understands new construction contracts then they should be fine helping you decipher it. The biggest issue with builders/new construction is delivery time and losing your deposit. They are especially troublesome if you have a deadline. I'm not familiar with Craftmark so I'm not sure what their typical "tricks" are. Regardless of it being new construction or not, you should be represented by an agent throughout the process. There are typically a lot of deadlines, delivery timelines and punch lists in the process. They should be present throughout the process.

Good luck!!
