Thanks for the reply. Wow that 2nd one would be a dream come true for my son - an avid fisher! Unfortunately the middle and high school have poor school ratings according to greatschools.

I live very near the middle school/high school and have many neighbors who are very pleased with the schools. Please do more research on the schools before you dismiss this area.
