I'm gonna be moving to NoVA soon and looking for area's to live in.

I have a attached a map on where I will be working (in red), I have circled in blue my thoughts of possibly residing in.

https://ibb.co/cQ4Ft5

Does anyone know what the commute time is in the early mornings like 6am or late in the evenings like 6pm?

Ideally, I want travel time to be under 30mins driving.

If these are not suggested spots, can you recommend me others?

thanks!

Those commutes should be under 30 minutes, especially that early in the morning. At 6:00 pm there will be days where it might be a bit longer but overall it should be doable from Springfield or West Springfield.

What type of housing are you looking for? How much do you want to pay? The more info you give, the better our advice will be!

I am not sure about the commute times. Maybe 40 minutes when you get your route? A lot of it depends on time. 6:00 AM is pretty good. 6:00 PM could be the stuff of horror stories.

But more importantly we really need more information.

Kids, schools, wants, needs, budgety stuff.

I think this is all doable but since this is kind of a dead zone to me I will wait for others to chime in. My biggest concern is the school pyramid and I want you to get that right.

Why did you choose Springfield and West Springfield? With your work location I would look in the Kingstowne area. There are also lots of nice neighborhoods up and down Telegraph Road. You should find plenty of options in a rough circle of Telegraph Road, Beaulah St, Manchester Blvd and Hayfield Rd. The commute would only be 10-15 minutes. There's a Wegman's and a huge new shopping center at the corner of Telegraph and Beulah.

if i could find a decent place to rent for under $2500 a month close to Telegraph rd, I would be happy. I also have to look for daycares and elementary schools in the area. Being close to a hospital and police station is ideal also.

I didn't realize how tight the rental market was. I only see two in the are I mentioned under $2,500, and one right at it. There are more rental options in some Lorton neighborhoods and the commute still wouldn't be bad. I see 9 or 10 available at or below $2,500 off of Silverbrook Rd and two more, one on Eaton Woods Pl and the other Dove Cottage Ct. I rented in that neighborhood while we were building our house.

There's an Inova Healthplex on Sanger Street (just west of 95 off Lorton rRd).
