Hello! Family of 3 looking for a nice, safe area in the Brentsville school district area. Preferably a neighborhood with homes on a little land (1/2 acer or so) in the country? We've heard great things about Brentsville High School's Turfgrass program which is why we are considering this area. Hoping not to spend more than $400,000 for a home. Any suggestion on areas would be great! Thank you all.

You are going to need to raise your budget to have a home with any land in that High School District. There is currently only 1 house under $400K; and I suspect something is wrong with it (besides it being tiny.) https://www.redfin.com/VA/Nokesville...1/home/9067111


At $450k, you get a few more townhouse options. At $475k, you get a handful of SFHs.

Market is extremely tight and inventory at an old time low. Keep in mind you don't necessarily need to be the BHS district to apply to that program. I live in the Patriot HS district and some parents applied to Brentsville for that program or just liked the fact that the school wasn't as over crowded. Brentsville was still open to transfers but Patriot wasn't due to over crowding. I would expect that won't be an issue moving forward as the new Gainesville HS opens next fall and I'm not even sure if all the new boundary maps are done.

If it's truly only 2 bedrooms, that's likely the cause (for price and higher than usual DOM)

That's a nice area and a good place to look if you're wanting some land but your budget needs to be revised significantly upward. $400k will only get you a townhouse.

The 2 bedroom/ 3 bedroom differential is not that severe.
