What is the to change home ownership title? My condo is on my name and my wife's name. I want to remove her name. House mortgage is only on my name. Thank you.

Contact the title company that handled your portion of settlement when you bought. They should charge you a nominal fee to remove your wife etc assuming her participation in the process

In Virginia, it is done through a deed of gift. A real estate attorney can draw one up for a couple of hundred dollars or less, plus there is a filing fee for the jurisdiction that's in the $35 range, depending on some local fees. It needs to state the specific Code section making it exempt from transfer taxes but it comes under the 811 section. Also, with the pandemic, many courthouses aren't allowing paper filing of deeds, so you may need to find an attorney who has electronic access to deed filings as well.

Both will have to go see a title attorney. These deeds have state and federal gift tax implications for the person conveying ownership to the other party.
