The lab space market has taken off since the pandemic, mostly in Maryland and more specifically in Montgomery County, MD.

Why isn't there lab space to lease in Northern Va? I realize NIH and FDA, among other agencies are in Maryland, but with lab space at a 3% vacancy rate, one would think firms might move over to Northern VA...since that market is bigger and that sort of space is abundant.

Eli Lily had the steel frame but for a new factory in Manassas and aborted. There are some biotechs, but I think you hit the nail on the head with NIH, FDA..

As the old saying used to go, Maryland has the life sciences (biotech, pharma, etc.) and Virginia has the death sciences (military, intelligence, etc.). Not surprising when you consider which federal agencies are headquartered in which state.

I-270. Proximity of NIH and Howard Hughes Medical Institute. Johns Hopkins University. University of Maryland at College Park. There are four biomedical incubators in Md.

There's only one in Manassas.

Possibility is that there are too many companies. About 1 in 10 listed companies are biomedical.

Good point about i270... it was officially declared a biotech corridor, kind of like the various silicon corridors.. 20+ years ago, and they had the Metro rail right there. I am sticking with MERK, founded in 1668, but Balmer did snag the Guinness Brewery.. we have been importing it for 250 years.
