You might consider Front Royal.
Or West Virginia.
The traffic on 95 between DC and Fredericksburg is awful almost all of the time, unfortunately.

Fairfax Mom, 4 am is a good time to head out on a major holiday, but most of the time 6am or 7am will do the trick. Give it a try and you will see.
I don't know where you live but a lot of your driving times are way off. 64 is the worst of it. What about going through the tunnels with all the beach traffic. It can take a loooong time.

Saturday morning traffic too and from Fredericksburg from NOVA isnt bad though. I don't really consider Fredrock, NOVA though.

OP, why don't you retire in West Virginia or the Shenandoah Mountains, where you can get out and do things. Richmond wouldnt definitely not be a place that I would want to live out my years.

As stated by the previous 2 post, go northwest or west maybe. Winchester and its suburb is not that far from DC.

Manassas is like Paris compared to Front Royal.

popalnet -
I meant horrible traffic coming from Fairfax - we have been to VA beach several times and each time the traffic has been horrible and this has been getting going at 6 AM - maybe I just have bad luck!
- I am sure it is much better from Fredericksburg - but still not wonderful.

Thanks for such great feedback. This site is really helpful thanks to all of your input. My kids live in Reston, Va. and I would like to be about one hour away - I know I couldn't handle the prices and the traffic of Reston, etc. My housing budget would be around 220,000 give or take. Pittsburgh taxes are actually higher than Va - believe it or not. Housing is much more reasonable. Maybe I could go a bit higher depending on the property taxes. I could actually almost go in any direction. Some of my friends rave about Maryland - maybe I should check that area out as well.

Again thanks for all your help.
