Hi all,

I am interested in purchasing a land, and building my dream estate home in northern Virginia. I can move out a little away from Washington DC, but do not want to have more than a 40 minute commute. I don't want to spend more than $50,000 for the land (0.5+ acres.) Is Lorton a good community? I am a little weary about the demographics I read today, but they have one lot I may be able to afford. If I'm going to move out away from Fairfax county, then my home better be in a picturesque lake setting. Any advice?

The most important things for us to know before answering are: 1) Where will you be working? and 2) Do you have school-age children? The first question is particularly important as the heavy amount of traffic around here makes it preferable to speak about commuting in terms of miles instead of minutes. It may be best to assume that one will be going an average of 30 MPH during rush hour. Even less if you're working in Tysons Corner.

I admittedly don't know much about land costs, but I'd wager that the Lorton property was a rare find for NOVA real estate that isn't being sold in distress. Not counting man-made lakes (which I don't know much about) it seems like one of your better chances for finding affordable yet reasonably convenient lakefront property may be in Prince William County.

You're going to have to WAY out to find a half acre for 50 grand.

CPAK,

I can tell you from experience (having just bought some land in Fairfax County earlier this year) you won't find anything in Fairfax county for less than $50,000. If you do, then it probably won't be a buildable lot. Anything over .5 acres and especially anything near any type of water (lake, river, creek, etc.) will be well over $100,000.

You may be able to find something a little further out (Prince William or Stafford Counties) but your commute will be farther.

Our .12 acre lot was assessed this year at $137,900 and we are in PW Co., not far from Stafford.

Government has to get theirs. I love hearing about all these budget shortfalls because the local governments got so fat on property taxes.

Yea they got so fat for about 5 years, overspent and now claim their broke. They should have put that extra money away for a rainy day instead of letting the taxpayers foot the stupidity.

Yes.

The house was appraised at $224,600.
