We would be new to the northern va area and don't know the best spot to begin to look. I would be working in Tyson's Corner and we have been looking at Manassas and/or Woodbridge...input anyone?

If you're working in Tyson's Corner, (vienna or mclean whatever you call it) you're going to be in for a traffic mess. It takes usually 30 minutes even to clear the area and get on 495, then you will have to fight in the traffic on 66 or 95 for at least an hour.

Therefore, if you're working in Tyson's, do not live in Prince William County. You gotta stay in Fairfax County because the traffic nightmare will be horrendous.

You could also live in Maryland (Rockville, Bethesda) and commute across the bridge.

In Virginia they assess the house and land separately, then total it for your tax bill.

I live 60 miles from DC, very close to West Virginia. My 4.23 acres are valued at $313,500 and the house is valued at considerably more. My other house is 15 miles from downtown Washington in Vienna. It's a quarter acre, and the land is valued at $271,000. Half acre lots in Vienna sell for between $450,000 and $600,000, with NO house, or a house that is to be torn down. It's all about location, location, location.

I just checked at this website:
ZipRealty, Inc. - Sign In (http://www.ziprealty.com/buy_a_home/logged_in/search/results/detailed.jsp?order_by=listing_price&desc=false&cKe y=ttnrf - broken link) There are a handful of .5 acre lots around $200,000, but most are not buildable. Even in Lorton you will have spend over $200,000 for a lot.

Don't mean to discourage you, but a lakefront lot in Fairfax is likely to be on the order of 200K. In a really tony part of the county, it will run you a lot more.
