Hello to whoever responds, I am a regular from Ft Lauderdale but I am relocating. Can someone define the area called Cascades somewhere in Loudoun? Thank you

I'm a Real Estate Agent here in Northern Virginia. The best description for the Cascade Neighborhood is F a b u l o u s! Residents are drawn to this area for many reasons, including a fantastic climate, ideal location, excellent schools and safe neighborhoods. Located about thirty miles west of Washington DC, Loudoun County is an excellent location and is an ideal place to buy a home.
Due to its great location, property values in Loudoun County have continued to rise much faster than the national average in recent years. In addition, many large companies are headquartered here, and this supplies the area with a multitude of employment opportunities.

Cascades is located in Sterling VA (zip 20165).

Cascades is located in the Potomac Falls section of Sterling. It was originally started in 1988 or 89 in the Potomac Lakes section of Cascades. There is a newer area, called Lowes Island, which has a private golf course and clubhouse. It is bounded on the north by the Potomac River and the south by Route 7 on the east by Algonkian Parkway and on the west not so clearly, and there is access for fishing, boating, and kayaking further down the river where the rapids start. I first moved to Cascades in 1992 in the Potomac Lakes section and have downsized to a condo in the Lowes Island section. For more information on the community, we have a website, Cascades Community Association - Home. It is a great community, I love it here. As far as property values, they are depressed and it is a good time to buy, or rent until you get to know the area.

The northern part of Sterling. The realtors can probably refine this better, but roughly it's the area north of Rt. 7. I think Cascades Pkwy is the western edge (I'm not quite sure where countryside begins). And the county line is the eastern edge.

Cascades is split into several neighborhoods. They are all nice. I'm particularly fond of Lowes Island.

There has been an enormous amount written about Cascades in this forum. There are several photo pages of Cascades, too. Here's one that's from a discussion about the HOA //www.city-data.com/forum/north...up-hoas-8.html (note this particular post and these photos are tongue in cheek, nobody's really upset about the "rule violations" being shown. But despite this, the photos are useful for you, they'll give you an idea of what Cascades looks like.)

Use the search engine and you'll find better photos and answers to just about any question you may have. You can also look for Potomac Falls, which is a nickname for the area.

The confusing thing about Loudoun County is that there are almost no cities. The county is split into various huge sections. "Sterling" is the eastern most section, and it's huge. So big that it includes a number of subsections that in most counties would be called towns or cities. The lack of city governments makes it hard to have concrete boundaries. Cascades is one of these subsections.

Instead of city governments, Loudoun has enormous associations. It's actually a pretty good system, and you don't have to pay city taxes, which is really nice. Cascades association fees are only $63/month, which is a lot better than my taxes used to be when I lived in a city.

It's wierd at first but you quickly get used to it.

Single Family Home is $63, townhomes are less. Covers gyms, pools, tennis courts, various other recreation like bocce ball, snow removal, trash pickup, recycling, landscaping of common areas, playgrounds, and various other community services. I have to say Legum & Norman do a good job keeping the area nice.

Police and fire services are from the county.

IMO, Cascades has one of the better association fees in Loudoun. Be sure to ask about association fees, some places are pricey.
