I think most people would call that Fairfax, and Vienna is northeast of that (like 22180, 22181).

It is walkable in the sense that it is safe to walk around, and depending on where within the area you are (right in Ffx City vs further out) you might be able to walk to the metro or to stores, but it would be hard still to live there without a car, I think. It is much less expensive than what is traditionally called Vienna.

Right - this is a Fairfax zip code near Vienna; parts are close to the Vienna metro.

I think it's a safe area and agree with the other observations that a car would still be a big advantage. This is true for most of Fairfax County.

If you do a Google search for "walkability index," you will find websites that allow you to assess the relative ease of living at a particular address without a car. The townhouse complexes in 22031 near the Vienna metro are rated as "somewhat walkable." In comparison, some neighborhoods in the heart of DC are rated "walkers' paradise," but houses in the heart of Vienna are rated - correctly so - as "car dependent"!

This may be just me but I've found that most of Fairfax County does not have sidewalks so even tho' its "walkable" from strip mall to strip mall, there's no sidewalks so you're in the street or on the dirt next to a 40 mph road..

Most of ''real" Vienna has side walks and downtown Vienna has beautiful, brick, sidewalks.

OK - the brick sidewalks are pretty nice. But why are there so many mattress stores in the town?

That's because of all the small businesses popping up everywhere to keep our hineys employed if not with the Fed. $8 an hour franchise jobs lined up as far as the eye can see! OK, $10 an hour if you happen to sell a mattress.

Yeah, brick sidewalks and a few mattress stores in Vienna, but no car dealers and just the three fast-food places. But all of that is 22180. 22031 is the area directly south of the Town of Vienna, basically down to Route-236 and between Gallows Road and Fairfax City. There are a lot of nice to very nice areas in there. Prices tend to be about the same as in Vienna proper, but somewhat less than in 22181 or 22182 which are NW and NE of Vienna respectively. 22031 is basically bisected by Accotink Creek, which makes for some lovely parkland and some very nice settings for homes. Mantua is probably the laregst single neighborhood in 22031, running from Route-50 to Route-236, and between Pickett Road and Prosperity Avenue. Mature trees, rolling terrain, homes mostly built in the 60's and 70's on ample lots, and like the zip code itself, tending to be a little better the further north you go. Schools are very good to excellent, accessibility to Metro is good (half the Vienna station is in 22031, the other half in 22181), almost all of the region's major highways are nearby, and lots and lots of shopping and dining options are available. All in all, it's a slightly scaled down version of the whole Falls Church City, McLean, Vienna, Oakton, Fairfax City paradigm, which is hardly a bad thing to be.
