HI, We are a young family (my husband, myself & 2 yr old son). We currently live in Manassas and HATE IT! We are looking in both Fredricksburg & Culpeper. I don't know much about the areas other than we can get a single family home under 200K which is what we are looking for. We have 3 dogs so a yard is important.

We both work in NOVA (Chantilly & Burke) and know we will be commuting. We are really just wanting a single family w/a yard and nice community to raise our son. We are waiting to make a decision ASAP as the houses are moving REALLY fast and the prices are actually starting to go back up (believe it or not).

Anyone have advice as to which is better or you would prefer based on what I mentioned below.

Okay, I have lived in the region for many years, I know Culpeper and I know Fredericksburg, having spent enough time in both due to work related stuff and can say that while there is nothing wrong with Fredericksburg per say, I think if you are looking for a quieter area-go for Culpeper, though not as much there business wise. I don't think Fredericksburg would make you happy if Mannasas bugs you. Culpeper would give you more a open, country feel.

Is there really SFH under 200k in Fredericksburg/Culpepper? Have prices fallen that low?
