Hey I'm currently living in Woodbridge but want to buy. I've been looking at some of the new homes in the Spriggs rd area west of Dale City. It seems like an up-and-coming area with the widening of Minnevile rd, Brac for Qauntico...Thoughts...Schools?

Ewell's Mill is a smaller neighborhood without amenities. Lake Terrapin is larger with a pool, tennis courts, etc. I live at the end of Spriggs by these communities and leave in the morning around 7:00. I take Spriggs to Minnieville, then Old Bridge to 123. Most days aren't too bad. It slows around the intersection of Minnieville and Old Bridge near the commuter lot. I am home by 4:30. My child is in an elementary. I have heard good things about the middle school and Forest Park HS.

You may also find some newer resales in communities such as Winding Creek and Ashland.

I'm in Lake Terrapin off Spriggs. It's definitely a nicer, new area with 3 or 4 brand new neighborhoods they've created recently. Schools in the area are good from what I hear also. Let me know if you have more specific questions.

From what I hear the took communities bounding Terapin can use the Terrapin pool for a $200 summer pass..not bad seeing the HOA fees are less at Ewells..

Didn't know that, but unless the HOA fees in Ewells are 20 bucks a month, I don't know if it would be worth it, as the HOA fees in Lake Terrapin are only 57 I think a month, and you have the convenience of actually having the pool/playgrounds/tennis in your neighborhood, and be able to walk there if you want. Not to mention the homes are less expensive than Ewells. Although one nice thing about Ewells is you can get brick facing on the rear of your home, looks better than siding IMO.

Default Terapin cheaper?

I visited the Terrapin site and the lowest priced model they had was 414,000 a very similar house in Ewells is $399, 000....I need to visit with LT this weekend and see what deals they have going on...Yeah you are right on the HOA fees...the other developer north of LT --Lennar's Hoa is 70 a month for nothing.....Thanks for you help....also got yoru email and that sound like a plan..if we bought in LT

If I lived in LT, I would want to know if they were selling pool memberships to other communities. I wonder if that would cause any issues.

Yeah, I'll find out..good point. Not a priority right now in the winter though, but from driving by several times this past summer, it did not look too crowded. Besides, I don't think many people would shell out 200 bucks for a few months in the summer, and if they are allowing it it must not be that crowded I would think.

Terrapin (and everyone) has dropped prices. Smallest model is starting at 319K last I heard, but that is a 3BR.
