I stumbled upon some properties located in Manassas Park, zipcode 20111. Most of them look like fixer-uppers, but they are priced very attractively. I'm talking about $125-175. What's the reason? These prices are not ordinary for NoVA.

Crime in MANASSAS, VA

That zip code is really mixed. I think the area off of Centreville Rd./Route 28 (Yorktown) is in that zip and it's just not very nice. I don't really know how to put it - just not well maintained, run down. On the other hand, we had a house in that zip worth, at market peak, close to 900K.

Hmm. I'll inquire about it. Yes, it's a fixer-upper,as in run-down and dirty. Most of the listings I recently got in that area were. It's on Manassas Dr.

Golden, it indeed is off the Centreville Rd/Rt.28. Yorktown? As in the town way out on the shore?

Oh, yes, maybe it's Yorkshire. If you are heading South on Route 28 (from 66 to Manassas) it is the area on your right. However, 20111 zip extends also down on the left to Signal Hill, etc. Don't quote me on this, but Manassas Dr. would likely be a "somewhat" busy street - not busy like 28 or 234, but a main road for getting through that area.

Manassas Dr. can get quite busy as I remember it. I don't work out in that area anymore, but when I did, it was used as a cut through. I'm not sure if it is anymore, but when I did, a lot of cars did as well. I also remember that area, like others have said, is not the best. But I do know that they built a lot of new houses at the end of Manassas Dr. so maybe that will help the neighborhood. It's not horrible either though, not like say SE DC.

Those properties are attractively priced - here's the reason. One, they're from the original Manassas Park development built around 1957-1965, and they're very tiny (~850-950 sqft in a single family home) unless they've been added to. Most of them until fairly recently were considered "tear down" quality since they're on decent quarter acre lots, and my understanding is that Manassas Park is fairly liberal on allowing extensive renovations and tear downs.

Second, the houses that were in that neighborhood are entirely on the western side of Route 28, off Manassas Drive. That area has a substantial amount of crime and gang activity, and if one were to pinpoint some of the areas that are more likely than not to have very large quantities of illegals, that'd be a good place to start looking.

Third, and last on the list - trying to get out Manassas Drive and commute up Route 28 to I-66 during rush hours is ... not fun.

That said, 125k-175k for a liveable single family home in NoVA is unbelieveable. It might still well be a really good bargain.

Yorkshire will be a great investment if American Building gets it's maplewood project approved. The plans for it are incredible and from what I have seen, there is very little reason for PWC to deny the special use permit that will allow construction to begin.

Quite possibly true, but we're talking about two different areas. Yorkshire is in zip code 20111 (considered Manassas), but is north of Manassas Park. The properties our friend is describing is within Manassas Park city limits, which is likely about 2-3 miles south of the new proposed Maplewood project.
