is it possible? Units @ the Hawaiian Monarch are seeing this. Is it possible it is just a typo? any other buildings is this happeneing to?

Did something change within the Hawaiian Monarch? Some sort of zoning change? Did it go from hotel to condo or condo to hotel or something? There was someone in Kalihi several years ago who had their house rezoned commercial and the taxes went whacko from that.

Have any of the taxes in other nearby buildings been affected?

The only thing that would result in that change in annual property tax would be a change from residential classification to hotel/resort classification. In my building vacation use is allowed. However, if you use your unit for long-term rental or residential, your tax is lower. Start using it for short term vacation rental and your tax goes up substantially.

This past year the county sent out forms to most units in resort zoning requiring they prove they are not being used for vacation rental. I had to return the form along with proof of how the unit is being used. If I didn't return the data, my classification would have been changed to resort/vacation rental and taxes would have jumped substantially.

So same thing could occur with some of the Hawaiian Monarch units.

That is the most likely reason for the tax change.

Hawaiian Monarch is a condotel - the units while appreciating aren't appreciating all that much.......

532 sq units have seen the increase, the 488 sq units have not. Somethings not KOSHER!

Its been a condotel for @ least 30 years or more-nothing new about this property.

my unit along with a few others got reclassied to resort status from residential.


Now i have to file an appeal . How does that work? on their website it says it takes 2 year to get a ruling. if i win do i get back the overage i have to pay while i wait?

You have to show one year of long term leases (>6 month in duration) to the city and then it takes an additional year for the official change in tax classification to take place. That's how you get to two years.

No, you do not get any "overage" back because the city does not consider the higher tax payments as overage.

Did you receive a letter from the county in late 2015 asking you to provide proof of usage ? As I mentioned in an earlier post, the county sent out letters to owners in buildings zoned to allow vacation rentals whose units are currently classified as "residential" use asking the owners to provide proof of personal residential use or proof of long-term rental use in order to maintain "residential" tax classification in a "resort" zoned building.

as PJ mentions, at this point, you can appeal and provide the required evidence, but adjustments only happen once per year and their are no refunds.

How are you using your unit SocialMan? Do you live in it full time ? Or do you rent it full time to a single long-term renter? Or do you rent it out as a short-term vacation rental whenever you are not there ?
