OP, when I last lived on Oahu, I was a realtor and many of the showing I attended in Kailua appeared to be listed higher than Kaneohe. The average listing was around $700K. Where as your stated budget might stretch more in Kaneohe. Not saying you can't find something in Kailua, it just appeared to me that anything below $600K needed quite a bit of work and was smaller <1200 sq ft. For your sake, I hope my previous experience is no longer valid.

I love kailua, especially Kailua Town and my favorive Coffee shop, Morning Brew! I believe they still have live jazz some evernings. As someone mentioned President Obama prefers that part of the island and it appeared folks were vacationing in Kailua more and more to avoid some of the crowds in Waikiki.

I live in Kailua - the average listing is nearly $1.9 million and price per sq foot is up nearly 20% year over year. Median price is $750K and that doesn't get you much - that price range gets you something smallish - and probably a fixer upper.

President Obama does indeed stay in Kailua in an oceanfront estate on the Kaneohe side of Kailua. Just for fun I drove by where he stays and the security is low-key, you literally have to drive on the side ride of the gated community before you see the first roadblock.

Yeah, I figured my $700K was optimistic. I really like Kailua, but the price range is not for the entry level (Hawaii style) buyer.

West of downtown Honolulu like Kapolei or Northwest like Mililani is good for entry level buying - if you can deal with the traffic.
