Preferably in an area with no Hoa, rolling hills would be good. Will pay cash

You might have more luck on Zillow or contacting a local Realtor. Not likely to find a lot from this internet site.

I’m looking at every option. Zillow, realtor.com etc. sometimes there’s a seller out there who doesn’t want to pay a realtor to sell their lot. Thanks for the advice!

Try custom builders. If you find one you like they will probably be able to help you find a lot.

I have a custom builder but they don’t own any lots.

Also look at mobile homes

You can find them for pretty cheap and they all have electrical and water/well already, which is huge, so you build a home on one part of the land and keep the mobile as a second home.

If the OP is looking to build a new house, that could be costly. Depending on the size of the property and width of the driveway into the lot, it might not be devideable. My family owned a 23 acre lot near to Rolling Hills where the OP is considering. When we bought the property, the minimum width for the driveway was 40 feet and when we sold the property in the early 1990's the county increased it to 60 feet wide. We could not subdivide our property for that very reason. The OP needs to research with county zoning before making any decision.

If the OP has to haul out a Mobile/Manufactured home it is neither cheap or easy to do so. All potential factors must be taken into account.

That's what you do. You buy a place with a mobile home and build a house on it. I have never found it to be nearly as complex as you make it seem tbh. Maybe because I have more of an entrepreneurial side.

That said, most rural land in Marion County is zoned Agriculture and usually lets you build one home per every 5 acres. So if you can find a mobile home with 10+ acres, and they are widely available, then you do that. Then you keep the mobile as a guest house or something. And again, all the utilities are already there !! That is huge if you are looking to build a house.

OP, another few areas near Ocala that have many lots available are Rainbow Lakes Estates (North of Dunnellon, off of Hwy 41) and Ocala Highlands (off of Hwy 484, East of Hwy 200). Lots are abundant and relatively inexpensive in those communities.

BTW just did a search on a realtor website for all mobile homes in Marion County and immediate outskirts with a minimum of 10 acres. 12 came up ranging in price from $160,000 to $450,000, and the $450,000 in very nice
