I prefer older homes with character especially homes from the 20s so I will give the village a look. I plan on taking a trip to the region in the next couple of weeks.

sr1234 - I think you'll like what you see. Infact, as you enter McDonald, there's a sign stating that it's "Ohio's Best Village", which shows the level of pride that it's residents have in their community. As Cort mentioned earlier, it is an old mill town, but it hasn't fallen by the wayside like some other communities have. Throughout town, you'll see lots of people biking, walking or just sitting out on their patios talking to neighbors. It's the type of community where everyone mows their yards on the same day & neighbors help neighbors, no matter what the situation is.

Most of the older homes are on the northern end of town & around Woodland Park (which is probably my favorite part of town). The homes on Indiana, Illinois, Pennsylvania Avenues are packed in pretty tight, but that's where you really feel the sense of community. If you're looking for an older home with a little more acreage, look around Park Avenue, Washinton Blvd & East 7th. If you decide you want something a little more tucked away, focus your search on the areas on the northwestern side of town, around 2nd street, West 3rd & McDonald Ave.

The only negative to the area (depending upon how you look at it) is that it's bordered on it's northern & eastern sides by an active CSX line. I wouldn't let that scare you off though, as the amount of traffic on this line is minimal. Infact, you barely notice it. Typically, they only sound the horn as they pass through from the west end. Personally, I see it as an asset, as I'm a fan of railroading!

If you like Mill Creek Park (who wouldn't) I think you'd enjoy Woodland Park. On the eastern end, there's lighted basketball & tennis courts. There's also a pool, a play area for younger children, a nice gazebo, plenty of walking & hiking trails as well as a pavillion & grilling areas. It's on a much smaller scale than Mill Creek but it's still very enjoyable!

Nothing compares to Mill Creek Park.........actually, many big cities don't have parks like Mill Creek. Just about every community around here has a park or two.

Cortland has Willow Park which has a small skate park, tennis courts, basketball courts, a playground, pavilion and baseball fields. Bazetta and Howland Townships both have parks. Bazetta Park sits right near Mosquito Lake and has a nice playground and some ball fields. It also sits adjacent to one of the boat launches at Mosquito and close to the state park. Ohio State Parks - Mosquito Lake State Park Howland's features a pretty elaborate playground (Tigertown) as well as tennis courts, soccer fields, a walking trail, etc.

Niles has Waddell and Stephen's Park (Waddell features the Wellness Center and public pool). Whiles Warren has a number of parks the nicest of which are Packard and Perkins Park. Warren also has an amphitheater and river-walk.

Ok, I am back. Any info on Howland would be appreciated. And is there a difference between Howland and Howland Center or is it the same place?

What specifically do you want to know about Howland? No there is no difference between Howland and Howland Center, i believe Howland Center is just the center of the township. There is also an area called Howland Corners and it's the same as well. Howland Township covers a very large area and the school district includes some of Warren City. It's a pretty high density area with good income diversity, good schools, and low crime.

The only downside i would see living there is the lack of walkability into town (E. Market St.). Most of the neighborhoods are very good for walking/biking/etc., but i wouldn't want to have to walk/bike across St. Rt 46 or E. Market. Those roads are always packed with cars as 46 is the main artery between Cortland and points north of Howland to the Eastwood Mall in Howland/Niles. Also E. Market is the main artery between Warren and Howland and most of the businesses are located on that road.

You'll find a pretty good housing stock in most areas, with the area "up the hill" being more desirable (that area would be east of rt. 46). West of 46 you'll have a lot of 1960s and 70s cookie cutter housing with lower square footage and a few rentals in some of the neighborhoods.

I'm not sure what you're looking to spend, but i do know Howland's real estate pretty well. The township is just a few miles south of me and i've spent a lot of time there. Not to mention i watch Trumbull County's real estate sales very closely. West of 46 most of the housing will be in the $80k-$150k price range on the high end. East of 46 prices usually start in the $130k's up to the $600k's, although many of those aren't selling as of late. If you are looking to pick up and move out of the area again in 5 years or less i would not spend anymore than $250k on a home. From what i'm seeing the $150k-200k price range would be your best bet because people in the area can still afford those homes and they are in a desirable area. I would stay away from anything over $300k because you most likely will have to take a loss if you want to turn around and sell in a few years if you can sell at all. Just remember these prices probably only apply to Howland/Bazetta/Cortland. You definitely don't want to spend more than $150k in some other areas of the county, for example Niles and Warren. If you're buying there you probably want to stay under $115k if you want to sell again in a few years.

Besides the traffic and lack of ability to walk into town i really can't think of anything i don't like about Howland (and just remember, the traffic i'm talking about is no where near Boardman/Austintown levels). Howland has good schools, most people are friendly, the park is pretty nice and it's in a good location. You have great access to the mall, restaurants, downtown Warren, highways (82, 11, 80, etc) and you're only a 15-25 minute drive to Mill Creek Park, downtown Youngstown and the Boardman/224 shopping area. Not to mention you're only an hour to Cleveland and Akron, and just slightly over an hour away from Pittsburgh.

Have you come for a visit yet? I know you said you visited Austintown (blah!) and some other areas south of here. What did you and what didn't you like about those areas???

BTW, just to give you some idea of commute times around here, i live 5 minutes from St. Rt. 305 which i take to Rt 11 S, to 711 to 680 down to the area off of Western Reserve Rd in Poland, just south of 224. It takes me only about 30 minutes give or take a few to get to and from work everyday. Not bad for a 30 mile commute if you ask me.

I was looking at the broad area north of E Market. Is there a traditional main street in Howland with stores and shops? The location is interesting. Close to everything but not in a city. Possible nice and safe walkable town. Easy access to the highways.
