Hello! We recently moved into a rent house (about a month ago) . The landlord seemed so eager to move us in but not eager to fix things that we have called on. One of these problems has been the second bathroom toilet. After moving in it started making a horrible noise when flushed until the water had filled back up. She was immediately notified of this. Said she would be here on Saturday. Didn't show up, we reminded her on monday via text and voice mail. Nothing. Also did the same on Wed and Thursday. No response!
Friday part of the toilet (not sure the wording) snapped and water began to leak everywhere. Thankfully we were home and able to turn off the water and clean up the mess. Notified her and she arrived with her brother to repair what should have been repaired the week before.

So on Friday the Nov 4 we went to my sons football game. Upon returning home 4 hours later we heard water running and went into the second bathroom. Immediately we stepped on water saturated carpet. The connection from the wall to the toilet was obviously old and had given out allowing water to run for I would guess a few hours. The carpet was soaked in the hallway and halfway into each of the two extra bedrooms. There was at least an inch of standing water in the bathroom. I began clean up while my fiancee attempted to contact the landlord. After several calls she responded 45 min later. Saying she would have a plumber come out first thing in the morning (sat the 5th) and repair the toilet and suck up the water. The plumber showed up around 1130 and fixed the toilet. Also stating to both myself and fiancee that he told her it needed to be repaired three weeks prior when he was there to fix the water heater. She did not choose to repair it at that time. He also laughed when we told him she said he would suck up the water.
After he left we called her and explained he would not dry the carpet. She said she would send her "team" over asap. That was at noon. Around 730pm 3 young kids , between 18-20, show up with a machine and start to suck up the water. Not working. They decide at 9 to go to walmart to buy a shop vac. They return at 930pm and start again. They did bring one high powered fan for two rooms and a hallway. They left around 10ish. The next day we could smell a very musty mildewy smell. We had the windows open and my fiancee ran the power vac over the area yet again.
We made the landlord aware of the smell and she would have stanley steamer come and clean the carpets. They did arrive on tuesday and said the floors were wet and it was a category 2 that would need a different professional to clean it. They gave us the name of a company and left. We immediately made her (the landlord) aware and she said ok as soon as she was back in town on thursday she would get it taken care of. She arrived and said she would call someone and get it taken care of...so as of today ( November 14th) we still have had no one come.

What are our rights as tenants? What steps can we go to?

ANSWER: The 'team' was, undoubtedly, most certainly not a professional restoration team, based upon their ages and handling of the situation. The carpet needed to be detached from the tack strip, the saturated padding should have been discarded, and specific types of (numerous) fans should have been installed UNDER the carpet in order to thoroughly dry (may require several days) the cement and carpet prior to applying 'Microban' to the cement. This is a type of disinfectant used, prior to installing new padding and reinstallation of the old carpet. Professional restoration companies are situated within the Oklahoma City area who handled this type of clean up after 'disasters', etc.. There is one in particular during my experience over the past many years as a Landlord with whom I prefer dealing. Call: Lowell Burnett, (405) 818-5729 for outstanding service.
