We are thinking of moving to San Clemente but have been told it's very touristy. Is living there a PITA because of the crowds/tourists? We wouldn't need to commute and from what I have seen online, there is grocery/Costco, etc. less than 5 miles away.

We would be renting and would probably want to be biking/walking distance to the beach. Will that put us near any non-touristy places? No kids so don't need school info.

San Clemente isn't very touristy. Just a sleepy beach town with a U.S. Marines presence. Laguna Beach on the other hand has a constant flow of tourists that enjoy the beach, shops, and restaurants there.

Chatted w/ an agent the other day. It appears that an outlet mall is planned for the area around the Avenido Vista Hermosa exit that currently dead ends on the south side of the 5. Thoughts on what that may do to/for the town? Would be a shame to lose the sleepy beach town vibe.

san clemente is great, go for it. it is a pain in the aS$ sometimes trying to find parking at the beach but if you can live within biking or walking distance you wouldn't have to worry about that. tons of mom and pop surf environment resturants. board and brew is the best. the sunsets and breezes make it worth it. just stay out of the slum parts of town which are easy to note. water never gets too hot though, but sunning is always fun. you're about an hour boat ride from catalina island which is a fun little get away. you can go to free tv shows in los angeles in about a 50 min drive, same for san diego. its a nice middle ground. its a bit pricy and most of the apartment communities are ran by slumlords. craigslist search for homes. places closer to the beach are a little pricier, smaller and outdated but totally worth it.
