My friends are in Orange County looking for rentals and I am trying to help with the search. They can only spend $1300 per month. I want to see them get into a relatively safe area, but I am not familiar with the neighborhoods. They travel to their work sites throughout LA and Orange Counties so the central LA/OC area is preferred. By central, I am thinking of the area encircled if one were to drive from Long Beach to Walnut to Corona to Newport Beach and back to Long Beach. They have no children, so schools are not a consideration. Their preference is to be in at least a 2 bed 1 bath with at least 800 square feet.

I see lots of rentals that meet these criteria when I search hotpads, but again I am not familiar with the neighborhoods. Please suggest some areas or apartment complexes that are relatively safe (i.e. apartment complexes or neighborhoods you would live in or you would suggest to your friend with similar needs and a similar budget) and meet the parameters.

A friend of mine is a apartment manager and she said the average 1 bed runs about 1400 in fountain valley. I doubt you will find a two bed for 1300. Maybe 1450-1600.

Two thoughts,

1. Your friends need to find their own place to live

2. Two bedrooms in a nice area for $1300, good luck

It seems that Long Beach has many rental units in their budget. Can someone chime in on relatively safe areas of LB or areas to avoid in LB?

Long Beach is in LA County. Try the LA Forum.

Good point - I didn't realize I was right on the border there.

What about the 91 corridor (Corona / Riverside)? I see lots of hits on my search there; how are the neighborhoods?

I once knew someone who lived in Corona and she liked it. She had to travel quite a bit and seemed to prefer Riverside County and Eastern LA County sites for relative ease of commute.

How about Fullerton? No single location is great for frequent traveling between LA and OC, but I would think a North OC city like Fullerton might be among the best bets.

They will encounter traffic jams on the 91, 5 or 55 (among others) no matter where they live, if they have to cover a lot of territory.

I live in Fullerton, small cute condo that we rent. We pay $1850 for a 3 bedroom, but we got lucky. Rent by owner. When I was looking, I was finding the average to be $2000 a month even for tiny 2 bedroom apartments. I've never seen anything for less than $1700. There are some nice neighborhoods in Fullerton. I walk a lot here and ride bikes. There are some cute areas near Fullerton College...the community college. If you send me a message I can answer more specific questions...like street names, etc.

Fullerton is relatively safe....more crime towards downtown Fullerton. I live near Cal State Fullerton. It's really hot here, but MUCH hotter in Corona/Riverside. The traffic on the 91 to Corona is really bad too.
