Hi! We may be moving to Tustin this summer. We just paid a visit a few weeks ago for the first time. Very nice, but I was struck by how small the yards are. No one seems to have any land at all, and i was expecting otherwise, given the beautiful climate. We don't have a ton of money, but would like a back yard. I am not a fan of developments, so thought we would look at older more spacious homes in 92780 area. I have noticed that houses seem to list for less when they are located below the santa ana freeway. Is this area less desirable? Also, how about the area near Red Hill with side streets like Kalua, Charloma, etc.

Small lots are the result of high land prices. You're not going to get more than 1/4 acre unless you've got major bucks. The area south of the 5 is older and less desirable to many people than the newer areas north of the 5 like Tustin Ranch.

Why are they less desirable? Are they run down or have crime problems? Or is it just because they have higher Hispanic community?

Older, closer to Santa Ana, more old apartments, probably more Mexicans given its proximity to Santa Ana. Take a look at the map linked below and check the box for elementary schools. South of Bryan, only one school scored better than 5. North of Bryan, they're mostly 9's and 10's. I find that elementary school scored reflect the socioeconomic level of the surrounding area.

You should look in North Tustin or 92705. For HS age kids, stick with Foothill high. Good luck!

I am interested in a single family home with some sort of yard, not too expensive, so i think i will stick to 92780 zip

I lived in Tustin Ranch for 5 years, there are older areas in Tustin that are still very nice and well kept, but IMO not south of the 5 fwy. My daughter went to Tustin Ranch Elementry (great school) and my son went to HS at Beckman. Good luck!

yes you can find nice neighborhoods "south of the 5" in tustin i.e. Peppertree, Tustin Meadows, LaurelWood, and newer developments heading towards The District. Don't let the OC bubble heads tell you anything different on these boards
